West Linn's riverside lots along the Willamette and Tualatin rivers bring higher-than-average moisture exposure, which means more carpenter ant and rodent pressure than drier parts of the metro. PestLock has treated West Linn properties for over 20 years with that specific risk in mind.
Common pests we treat in West Linn
Properties near the Willamette and Tualatin rivers see more carpenter ants and rodents than the metro average — moisture exposure is the main driver. We handle carpenter ants, rodents, spiders, stinging insects, and other common Pacific Northwest household pests.
Our process
Every visit starts with a full inspection, inside and out, so we're treating the actual cause of an infestation and not just the pests you can see. We use integrated pest management — targeted, minimal-impact treatments first, with chemical solutions reserved for situations where they're genuinely the most effective option — and we follow up to confirm the problem is resolved rather than just papering over it.
Why West Linn homeowners choose PestLock
We treat West Linn's riverside and hillside properties differently than a standard suburban lot — more attention to crawl space moisture, foundation gaps, and tree-line proximity, because that's where the pressure actually comes from here.
Service area
We regularly serve West Linn and nearby Lake Oswego, Tigard, Portland. See our full service area for the complete list of cities we cover.
Our 60-day guarantee
Most pest control companies guarantee their work for 30 days. We guarantee ours for 60. For one-time treatments, if pests come back within 60 days, we'll return and re-treat at no charge — no extra paperwork, no fine print working against you. For ongoing plans, covered pests are re-treated free any time between scheduled visits, for as long as your plan is active.
